Work
We design, build and renovate residences, villas, houses, apartments, canal houses, monuments and country houses.
We work on luxury projects both in the Netherlands and abroad. A selection of our projects is shown below. We are also specialized in conversions of buildings into apartments and hotels & resorts.
Apartment complex London Southend, England
Design consult for new development
Project
Located in downtown Southend-on-Sea, the seaside resort outside of London, our project is a spacious plot with a single-story building which functions as a restaurant. According to the zoning plan it is possible to build a new building of 20 meters high. On the ground floor will be a restaurant and the upper floors will be used for 12 apartments.
According to regulation there had to be a mix of different sized apartments. We have designed and mixed three different prototypes in the building to achieve the desired diversity. However, this is not visible on the outside of the building. Municipality dictated that a monumental tree in front of the building had to be maintained. Therefore we made the old tree part of the architecture; by building around it the tree is even more emphasized. For this project we defined the vision, the concept development of the real estate and made the design for the new building.

Hotel Mauritskade Amsterdam, The Netherlands
Change of function and development
Project
The building is located on the Mauritskade, on the edge of the Oosterpark in Amsterdam and used to be the cities Dissecting Laboratory. The project involves a major renovation of the building with a transformation into a luxury 4+ star hotel with 120 hotel rooms. There will also be an extension at the park side of the building which includes an underground parking. The surrounding terrain has been redesigned and will become part of the renewed Oosterpark. We have been involved in this project from the initial stage. We have designed the total transformation and arranged all necessary permits for the designation and change of function. In addition, we were the first point of contact for all stakeholders during the process and had a strategic advisory role between real estate owner, municipality and other stakeholders. After the permits were granted, the building has changed ownership. We have also played an active advising role during the sale of the property.

Hotel Sauvage Meiringen, Switzerland
Renovatioin and logistics
Project
At the end of the 19th century, this luxurious 4-star hotel was built in Meiringen Switzerland Meiringen is the main village of the areas Oberhasli and Haslital in the Bernese Alps in Switzerland and has about 5,000 inhabitants. The village is located at an altitude of 600 meters and has good connections to the higher skiing and hiking areas. Meiringen has been a popular international holiday resort since the 19th century.
As the lead architect, we have developed a plan for the renovation of 35 hotel rooms and the exterior of the building. A feasibility study has also been made for the realization of an expansion of 13 hotel apartments. In addition, we contributed to the logistical execution of the construction work, the selection of third party building partners and we acted as intermediary in the permit process.

Project
The house has been extensively renovated and has been largely demolished. In the new plan, the roof has been raised to create an extra living floor. This allows for the addition of four bedrooms, three bathrooms, a walk-in closet and a study. A wellness area with a gym has been created in the new outbuilding. The front has been given a ‘fifth facade’ made entirely of wood to emphasise the entrance more.
An L-shaped veranda has been added to the house at the rear. In addition, the house has been made entirely sustainable by, among other things, insulating the facades on the outside, applying high-quality roof insulation, the ground floor has been completely renovated and insulated, and sustainable installations have been installed.

Mansion HR, The Netherlands
Design and management
Project
In the city centre of Deventer, in a beautiful location in one of the oldest streets, stands this beautiful mansion in neo-renaissance style. The building was built in 1881 by architects G. te Riele and H.B. Fischer and functioned as a large villa.
In the past 140 years, the building has changed owners several times and has been renovated several times. The building was used in its entirety as an office villa. Despite its status as a Protected Cityscape, the building was very poorly maintained. We have created a complete renovation plan for the new owner, including sustainability. A luxury office space has been created on the ground floor and a high-end apartment on the upper floors. The apartment has its own entrance with stairs and private elevator, large kitchen with ensuite roof terrace and contains several bedrooms and bathrooms.

Project
The design is based on symmetry on the one hand and on sight lines on the other. Sight lines both within the house and on and towards the water. A so-called reverse living concept has been applied. We have placed the kitchen/diner on the ground floor with access to the swimming pool and the garden. We have positioned the living room on the first floor so that from here there is an unobstructed view of the Vinkeveense plassen. The entrance hall is impressive due to the staircase and vide of almost 12 meters high. In addition to a private beach and a boathouse, the house also has an office space, gym with wellness, indoor and outdoor swimming pool with several jacuzzis, home cinema, bar area with sound studio, 8 bedrooms with 8 bathrooms and private walk-in closets. The house has a full basement, in which there is a parking garage for several cars. On the waterfront, the boathouse is combined with an extra guest house.

Project
The house has a square floor plan. The entrance, the so-called ‘fifth facade’, is placed asymmetrically in the facade image so that more practical space is created in the interior. The garage has been deliberately placed further back so that there is more space for parking on the property at the front and this also allows for additional windows to be made in the side facade. The garage merges into the veranda at the rear. The technical room has been placed in a separate room in the outbuilding so that the house can be used optimally. The facades have been constructed according to the tradition of 1930s architecture. A plinth (transom window) of brickwork, a large surface of stucco with horizontal black wooden parts above it. The roof is made of reed, which gives the whole a warm appearance. The house is also equipped with all new facilities such as home automation, special insulating glazing and a heat pump with cooling module.

Apartments Oudezijds Voorburgwal Amsterdam, The Netherlands
Rezoning and development
Project
On a beautiful location in the historic city centre of Amsterdam ais this large canal house originally design by the famous Dutch architect Hamer. We rezoned the bulding from office into apartments. There was a large renovation which contains a complete new froof and extension and realization of 5 luxury apartments. The penthouse on the two top levels received his own private lift on every floor. The rear facade is completly renewed and covered with floor to ceiling glass.
For this project we have designed the entire development and arranged all the necessary permits for the renovation and change of function. In addition to the role of architect, we also did the building management and were also part of the development.

Project
The plot has an elongated shape and we have emphasized this in the design by ‘stretching’ the ends of the saddle roof. Seen from the inside, the roof literally points towards the water on two sides. In addition, this elongated roof provides a beautiful shadow effect on the flat stucco of the front and rear facades. The plinth of the house is made of brickwork and the upper mass in flat white stucco with hardwood frames. The roof is fitted with dark gray slate tiles. The house has a spectacular entrance, where we have designed a vide with a height of more than 6.5 meters. The living area is very spacious with a large kitchen and living room. A double see-through fireplace with glass on one side functions as a room divider. The first floor consists of the master bedroom with en-suite walk-in closet and bathroom. On the floor above there are two more spacious bedrooms and a bathroom. The rear of the house is made of glass as much as possible to experience the unobstructed view over the Vinkeveense plassen.

Renovation Hotel Doria Amsterdam, The Netherlands
Renovation and building addition
Project
In the city centre of Amsterdam, close to Dam Square is this beautiful building design and built end of the 19th century. De famous Dutch architect I.G. Bijvoets was responsible for the design. Architect Bijvoets designed more buildings in Amsterdam and a few of them are listed as a protected monumental building.
The original design was for a warehouse but in the seventies of the previous century the building was transformed to a hotel. The current hotel is outdated and needs an upgrade of the building itself as the interior design. We made a new layout design of all floorplans and therefor it is possible to create another six rooms extra. The hotel has got 44 rooms and a restaurant. The building needs a new foundation. We have made the interior design as well as all building permits.

Project
The design consists of three building volumes. The middle volume is the main mass with a lower left and right wing. The house is designed from a passive building perspective together with many sight lines. Sight lines in the house itself and sight lines from inside to outside. The house is built energy neutral according to the BENG standards. The atrium in the living room is no less than 6 meters high, which allows light to enter beautifully. At the rear of the house is a veranda over almost the entire width of the house. An outdoor fireplace has been used in the veranda as a ‘divider’ between the outdoor kitchen and the jacuzzi.
The entire house has a high-end finish with high-quality materials and is equipped with modern technical installations. The house is equipped with luxury lighting, sanitary facilities and a home automation system.

In addition to a modern luxury villa, the client also wanted a place that is focused on relaxation and entertainment. Apart from the three swimming pools, the entire house has a basement. In the basement there is room for 10 cars, a cinema room, wellness, club with bowling alley. In the garden there will be a pavilion that will be used as a gym and a boathouse.
On the ground floor is the large kitchen, ‘summer’ living room and a guest house. On the first floor is the ‘winter’ living room and various bedrooms, all with private bathroom and walk-in closet. The flat roof can be reached by stairs or elevator, where an outdoor kitchen, swimming pool and large lounge set can be found.
The facades consist of natural stone, nero marble and vertical wooden parts.

Project
The four water homes have been built on a peninsula near the marina. The peninsula can be seen as a natural, green jetty. The peninsula is a landscape of grass, plants and a green strip has been added.
By rotating the living volumes and placing them further apart, the orientation to the sun has been optimised and the natural views are enhanced. By taking the sunlight, orientation and functional layout into account in the design, this will already have an effect on the energy management – even without the use of technical installations. The roof overhang is not only a part of the architecture but also plays a very important role in the use of passive solar energy. In the summer situation, the overhang ensures that no direct sunlight enters the home. This prevents unwanted heating. In the winter, the position of the sun is lower than in the summer. At this time of year, the sunlight is not hindered by the overhang and can heat the home.

The house has a rectangular volume with the entrance in the middle. The entrance contains a vide with open landing stairs. From the entrance hall you can look through a steel glass door directly to the nature reserve behind it because high windows have been applied over two floors. The living room has an L-shape with a vide in the middle where the dining table is located. The dining table is the heart of the house, from here you can look out over the open kitchen, the living room and the garden and nature reserve behind it. The house has 5 bedrooms and three bathrooms.
The large brick chimney with natural stone cover plate gives extra character and has a dual function, namely an indoor and outdoor fireplace. Solar panels have been applied to the high roof and roof of the carport. Furthermore, the house is equipped with a heat pump installation and the roof overhangs provide extra sun protection in the summer.

The facade consists of wooden planks, just like an old barn. These wooden planks have varying dimensions to give the facade a subtle and playful character. The wood that is used is sustainable and therefore virtually maintenance-free. The roof is made of reed. We placed the entrance to the house on the side. By accentuating the entrance more, we introduced a so-called ‘fifth facade’. This fifth facade breaks up the long barn and gives it a monumental character.
The rear has been given a large roof overhang to create a veranda. Wooden slats not only provide a beautiful shadow effect but also effectively keep out the sun so that the house heats up minimally in the summer period.

Design and interior
Project
A design was made for a detached house on a new construction plot in Palm Beach (North) Aruba. Aruba is an island located in the Caribbean. The building plot is approximately 1100 m2 and is located in a residential area near the beach.
The private client wanted a bungalow where privacy is a top priority. We made a design with a patio at the rear of the house. This patio provides shelter from the tropical sun and is closed off from the public road at the front of the house. In the heart of the patio is a swimming pool with verandas all around. The U-shaped volume has direct access to the guest house on the left side. We divided the U-shaped volume into two parts in terms of function; on the one hand an active and on the other a passive part. The passive side contains all functions such as the bedrooms, bathrooms and garage. The active side contains the living room, study, eat-in kitchen, outdoor kitchen and verandas.

Project
A design has been made of interlocking lines and volumes. The facades are provided with sleek stucco in combination with wooden facade cladding. The shape and curves in the facade ensure coherence in the design and the environment and also give a playful effect.
An inverted living concept has been applied. The living room is placed on the first floor so that there is a full view of and over the water. The overhangs that have been made keep the heat of the sun out in the summer and in the winter, because the sun is lower, extra light and heat enter the house. Solar panels have been placed on the high roof of the house. Due to the high parapet, the solar panels are not visible from the street.

Residence Curacao, The Caribbean
Design and interior
Project
On a spacious plot in Cas Abou, north of the capital Willemstad, a design has been made for a modern detached ‘resort’ villa. Curacao is an island located in the Caribbean. The building plot is located in a residential area near one of the most beautiful beaches on the island. The plot has been carefully measured with a height map. The house is located uphill from the road, which means we will be building two different levels. The bedrooms are located on the lower plateau and the living room, kitchen with infinity pool on the upper plateau. This immediately provides a fantastic panoramic view of the beach and the sea.
The house itself is 240 m2 and contains a gym, four bedrooms, each with their own ensuite bathroom and wardrobe. The living room and kitchen are combined with a large veranda with outdoor kitchen. The large deck creates a spacious sun terrace with palappa.
